
Services and Fees :
Our fees will include:
Currying out a proper assessment and fact find of required property/ies within you budget.
Thorough search through our agents in finding a suitable property/ies and provide you with full details available to us.
Arrange viewing with the appropriate agent/s of property/ies that we feel would be suitable to you requirements.
Be your interpreter and provide advices from first contact to the end of the transaction.
Help you in opening an Italian bank account*
Help in acquiring the codice fiscale (equivalent of UK NIC number)*.
Negotiation and submission of an offer through the agent to the vendor.
Providing you with regular updates from the submission of the offer through to completion.
Organising translation for the Preliminare (preliminary – similar to the UK exchange of contract)*.
Organising translation of the Rogito/Atto (completion of the purchase)*.
Organising for a Geometra (surveyor) to assess the property*.
* Not included on our fee.
Our fee is never going to exceed 3% plus Italian VAT(IVA at 20%)**.
3% plus VAT is what is normally charged in Italy by an agent to the purchaser.
We have managed to have the agent fee waived and therefore you will only pay a fee for our services***.
** The minimum fee for our services will be 3500 Euros plus Italian VAT (IVA at present 20%).
*** Our fee payable by you will be agreed at the moment an offer has been made and the amount will vary on a case-by-case basis.
50% of our fee will be payable on exchange (Preliminare) and the remainder will be paid on the day of completion (Atto). Once an offer has been made on a property you will be ask to sign a contract with us, where service and fees will be agreed before the start of any technical and legal requirements.
