Services and Fees :
Included in the fees:
A thorough fact finding interview to ensure complete understanding of requirements.
Intensive research with appropriate agents to source a suitable property.
Arrangement of accompanied viewing trips to prospective properties.
Interpretation services from the first contact to the final transaction.
Negotiation and submission of an offer via the agent to the vendor.
Frequent updates as to the progression of the transaction.
The amount of the fees varies on a case by case basis but generally will not
exceed 3% of the purchase price plus Italian VAT (IVA - 20% at present)
Once an offer has been made on a property you will be asked to sign a contract containing the previously agreed fees and services before any technical and legal requirements commence.
It has been arranged for your benefit that the Agent’s fee has been waived.
50% of the fee will be payable at the exchange (Preliminare) and the remaining 50% on the day of completion.
Not included on our fee.
Assistance in opening an Italian Bank Account.
Assistance in acquiring the codice fiscale (equivalent of a UK NI number – essential for the buying process)
Translation of the Preliminare and Atto documents.
Geometra fees to assess the property.
Any other services provided during the purchase of the property or subsequently agreed after the purchase.
Fees for these services will be discussed and agreed as necessary.
